The Development Permit is for development or construction including work such as re-grading, drainage modifications, on-site sewage facilities, water wells, signing, changes in land use, building construction, or building modifications. 

  • APPLICATION FEES 
    • Single Family Residential: $60.00
    • Single Family Residential, (Special Flood Hazard Area): $110.00
    • Other, (Platted): $60.00
    • Other, (Unplatted): $210.00
    • Development Permit Fees do not include other Local, State, and Federal agency permit and review fees as applicable.
  • With this application, include:
    • For single lot minor re-grading operations that do not impact drainage of adjoining property owners:
    • For all other development or construction:
      • Site plan and/or survey from a Registered Professional Land Surveyor
      • Deed or other proof of ownership of the property 
      • Metes and bounds description of the property
      • Approvals and Permits from other Local, State, and Federal Agencies
      • Mitigation plan for all development on the property (if in an Area of Special Flood Hazard)
      • Construction Drawings

The Lease Build-Out Form is for build-out of an area that is leased or intended to be leased and does not include drainage modifications, on-site sewage facilities, water wells, signing, changes in land use, or additional building construction.

  • APPLICATION FEE
    • No Charge

Other Permit Requirements

The owner is responsible for compliance with all applicable Regulations and permit requirements of other Local, State, and Federal agencies before issuance of a Development Permit. Other applicable approvals may include, but are not limited to:

  • On-Site Sewerage Facilities System (OSSF) Permits
    OSSF permits are required in accordance with the Texas Health and Safety Code and Fort Bend County regulations for all properties that do not contain a connection to an approved sewer system. Development shall comply with the requirements of the Fort Bend County Environmental Health Department.

  • Construction of Driveways and Culverts on County Easements and Right of Ways
    Fort Bend County requires a permit for the construction of driveways and culverts on county easements and right of ways.

  • Working in Right of Ways and Drainage Ditches
    Anyone proposing to lay, construct, and/or repair cable, conduit and/or pole lines in, under, across, or along roads, streets, highways and/or drainage ditches in Fort Bend County needs to apply for a permit.

  • Drainage Plan
    The Fort Bend County Drainage District has adopted a Drainage Criteria Manual. The development of any tract of land or building of any structure shall include detention and other drainage facilities. All development shall be approved by the Fort Bend County Drainage District Engineer. Work that results in any impact to the base flood water surface elevation is not permitted in Fort Bend County.
     
  • Life Safety
    Fort Bend County has established standards for fire protection and life safety. All development subject to these rules shall be approved by the Fort Bend County Fire Marshal.

  • Architectural and Landscaping Standards
    Properties within the limits of the West Fort Bend Management District are subject to an additional development review process.
